DO YOU NEED HELP?

Many building projects in Colchester involve The Party Wall etc. Act 1996.

Does yours?

If you are not sure, first ask does your proposed building works fall into the following categories where the act is applicable:

Building on or at the Boundary

If you plan to build on or next to the boundary between your property and your neighbour’s property.

Excavation Near a Neighbour's Property

If you intend to excavate within specified distances of your neighbour’s building or structure.

Work on a Party Wall

If you plan to work on an existing party wall (shared wall between two properties), such as cutting into it, raising it, or inserting a damp-proof course.

If any of the above situations apply, it's advisable to seek professional advice.

COLCHESTER: A SURVEYOR'S VIEW

As Britain’s first city, Colchester’s ground is quite literally layered with history. For any project in the town centre, there is a high probability of encountering archaeological remains. From a surveyor’s perspective, this means that foundation designs are often dictated by what lies beneath, sometimes leading to "piled" foundations that minimize ground disturbance. The vernacular ranges from Roman-influenced flint and rubble walls to sleek, modern apartment blocks near the Hythe.

The local geology consists of the London Clay overlaid by "Cover Silt" and River Terrace Deposits. The sandy, gravelly nature of the soil in parts of Colchester means that excavations can be prone to "slumping" if not properly supported. We work to ensure that any party wall award in Colchester includes strict requirements for "trench-shoring," protecting the Adjoining Owner’s land from collapsing into the new excavation during the construction phase.
