SERVE NOTICE

We serve correct and valid party wall notice(s) on your affected neighbours, informing them of their options. They will have 14 days to respond.

SCHEDULE OF CONDITION

A schedule of condition is a report which we produce to record the condition of the adjoining owners (neighbours) property, prior to works commencing.

PARTY WALL AWARD

If your neighbour dissents to a notice, a party wall award is required. This legal document outlines rights and responsibilities under the Party Wall etc Act 1996, and is a protection for you and your neighbour.

ACT AS AGREED SURVEYOR

After a dissent to a notice, if both sides agree to appoint the same surveyor, we act as the 'Agreed Surveyor'. This involves preparing both a schedule of condition and award, but means that another surveyor does not need to be involved.
