The Party Wall Etc. Act 1996 sets out to protect property owners' interests when a project is required, while at the same time ensuring that the project can continue in a timely manner.
The Act requires that when an owner of a property carries out certain works such as digging a foundation within 3m of their neighbour's property, removing a chimney from a party wall, cutting into a party wall for steelwork or building a new wall on the boundary (line of junction), they inform all affected neighbours of their intention by serving the correct notices.

Danbury sits on high ground, and the vernacular is defined by a mix of charming weatherboarded cottages and large, individualistic modern homes often set in wooded plots. Because many properties are located within or near a Conservation Area, construction projects are often subject to strict planning constraints. From a surveying perspective, the presence of large, protected trees is a common issue. The roots of these trees often extend under boundary lines, meaning that any new excavation must be handled with extreme care to avoid destabilising the tree or the "soil of support" shared with the neighbour.

Geologically, Danbury is unique because it sits on the "Danbury Gravels." These sandy, gravelly deposits generally offer excellent drainage and solid bearing capacity compared to the heavy clays found in the valleys. However, the sloping terrain in many parts of Danbury means that retaining walls are a frequent feature of party wall matters. We specialise in ensuring that any new lateral support provided for a sloping garden doesn't negatively impact the stability of the adjoining land.
