The Party Wall Etc. Act 1996 sets out to protect property owners' interests when a project is required, while at the same time ensuring that the project can continue in a timely manner.
The Act requires that when an owner of a property carries out certain works such as digging a foundation within 3m of their neighbour's property, removing a chimney from a party wall, cutting into a party wall for steelwork or building a new wall on the boundary (line of junction), they inform all affected neighbours of their intention by serving the correct notices.

Grays is a cornerstone of the Thames Gateway, featuring a rugged mix of Victorian terraced housing near the river and more expansive post-war estates as you move inland. In the older "Little Thurrock" area, we frequently encounter properties built on narrow plots where even a small side-return extension requires significant care over party wall matters. A common issue here is the shared drainage systems that often run parallel to the party walls; any excavation for new footings must be carefully planned to avoid disrupting these communal services.

The geology of Grays is unique due to its history of chalk quarrying. While much of the area sits on River Terrace Deposits (gravel and sand), there are significant pockets of "Made Ground" and proximity to the underlying Chalk. For homeowners, this means that standard foundation designs may need to be adapted if "solution features" or voids in the chalk are discovered.
