The Party Wall Etc. Act 1996 sets out to protect property owners' interests when a project is required, while at the same time ensuring that the project can continue in a timely manner.
The Act requires that when an owner of a property carries out certain works such as digging a foundation within 3m of their neighbour's property, removing a chimney from a party wall, cutting into a party wall for steelwork or building a new wall on the boundary (line of junction), they inform all affected neighbours of their intention by serving the correct notices.

Great Dunmow is a quintessential Essex market town where construction projects are often steered by the town’s rich architectural heritage. The vernacular is dominated by traditional lime-rendered buildings in the historic core, which transition into modern brick-and-block developments on the outskirts. Working on the older properties along the High Street requires a delicate touch; these buildings often share party structures that are several hundred years old. We focus on ensuring that any modern vibration (such as from a Kango hammer) is kept to an absolute minimum, if used at all, to protect fragile historic finishes.

The ground in Great Dunmow consists primarily of the Lowestoft Formation (Chalky Till). While usually providing good bearing capacity, the soil can be "capping" older, more compressible layers. For many of the newer extensions in the area, we see a preference for piled foundations to reach more stable strata. Under the Act, piling can be a point of contention due to vibration; we manage this by ensuring the award includes specific details to lower the risk to any nearby structures.
