The Party Wall Etc. Act 1996 sets out to protect property owners' interests when a project is required, while at the same time ensuring that the project can continue in a timely manner.
The Act requires that when an owner of a property carries out certain works such as digging a foundation within 3m of their neighbour's property, removing a chimney from a party wall, cutting into a party wall for steelwork or building a new wall on the boundary (line of junction), they inform all affected neighbours of their intention by serving the correct notices.

Halstead’s identity is tied to the Colne Valley and its history as a textile town. The vernacular features a high number of Victorian "worker cottages" and flint-fronted buildings. These cottages often have very thin walls and shared attic spaces, making loft conversions a common but complex party wall matter. When a client wants to insert a steel ridge beam into a party wall that is only 9 inches thick, we have to be extremely diligent about the depth of the "pocket" being cut to ensure the neighbour’s side of the wall doesn't blow out.

The geology is defined by the river valley, with Glaciofluvial Deposits (sand and gravel) overlying the London Clay. In the lower parts of Halstead, the water table can be surprisingly high, especially after heavy Essex rain. If you are planning a basement or even a deep-trench extension, water management is key. We ensure that the method of work includes adequate pumping and shoring to prevent the neighbour’s land from bleeding into your excavation.
