The Party Wall Etc. Act 1996 sets out to protect property owners' interests when a project is required, while at the same time ensuring that the project can continue in a timely manner. Get in touch if you are in Leigh-on-sea and need help or advice with your home project.
The Act requires that when an owner of a property carries out certain works such as digging a foundation within 3m of their neighbour's property, removing a chimney from a party wall, cutting into a party wall for steelwork or building a new wall on the boundary (line of junction), they inform all affected neighbours of their intention by serving the correct notices.

Leigh-on-Sea is a unique surveying environment due to its dramatic topography. The vernacular transitions from the weatherboarded cottages of Old Leigh up the steep incline to the grand Victorian and Edwardian villas of the Cliff Town area. Because so many properties are built on significant slopes, party wall matters can involve complex foundations and substantial retaining walls. When a homeowner in the Broadway area plans an extension, we must look closely at how the new structure interacts with the lateral support of the neighbouring hillside property to prevent any structural drift or subsidence.

The geology of Leigh is particularly challenging. The town sits on a mix of the Claygate Member and the London Clay, but it is the slope instability that concerns surveyors most. In areas near the cliffs, the ground can be prone to slow movement. When excavating within 3 or 6 metres of a neighbour, the party wall award will include a specific sequence of works to ensure that the hillside remains stable. We often carry out Schedule of Condition surveys that extend to garden walls and external terraces, as these are often the first structures to show signs of movement in coastal hill environments.
