MALDON: A SURVEYOR'S VIEW
Maldon is one of Essex’s most historic towns, and its architecture reflects its maritime and market heritage. The vernacular is a rich tapestry of timber-framed buildings, many with 18th-century brick facades, particularly along the High Street and down towards the Hythe. These older buildings often have flexible lime-mortar joints and shallow corbelled brick footings. When a neighbour plans a modern extension using rigid, high-strength concrete, the difference in stiffness between the two buildings can lead to cracking at the junction. We focus on ensuring that any party wall award produced includes details for flexible movement joints to allow the buildings to settle independently.

Geologically, Maldon is influenced by its position on the Blackwater Estuary. The ground consists of Alluvium (silt and clay) and River Terrace Deposits. These soft soils often have a lower bearing capacity than the inland clays.
