OCKENDON: A SURVEYOR'S VIEW
The Ockendons feature a mix of traditional Essex village origins and significant post-war London Overspill estates. The vernacular is dominated by 1950s and 60s semi-detached and terraced homes, which were often built with standardised foundation depths. In South Ockendon, we frequently see permitted development extensions where the building owner wants to place their wall exactly on the boundary line (the Line of Junction). We help navigate these notices, ensuring that the footings don't project onto the neighbour’s land unless specifically agreed, and managing the rights of access needed to finish the exterior of the new building.

The geology here is a mix of the London Clay and the Boyn Hill Gravel Member. The presence of gravel can be a double-edged sword; while it offers good bearing capacity, it is highly permeable. If a neighbour’s excavation is left open during a period of heavy rain, water can scour the sand out of the gravel, potentially undermining the neighbouring foundations.
