WHAT IS THE PARTY WALL ACT?
The Party Wall Etc. Act 1996 sets out to protect property owners' interests when a project is required, while at the same time ensuring that the project can continue in a timely manner. If you are planning a project in and around Southend-on-sea and need advice, please get in touch.

The Act requires that when an owner of a property carries out certain works such as digging a foundation within 3m of their neighbour's property, removing a chimney from a party wall, cutting into a party wall for steelwork or building a new wall on the boundary (line of junction), they inform all affected neighbours of their intention by serving the correct notices.

SOUTHEND-ON-SEA: A SURVEYOR'S VIEW
Southend-on-Sea is a vast urban area with a varied architectural heritage, ranging from the grand Victorian and Edwardian terraces of the conservation areas to the dense 1930s semi-detached housing of Thorpe Bay. In the denser central wards, we frequently manage multi-owner party wall awards where a single rear extension can trigger notices to several adjoining properties.
A specific local challenge is the half-landing typical of coastal Victorian builds; when a client wants to extend at first-floor level, the structural load-bearing capacity of the existing party wall must be carefully assessed to ensure it can support the new masonry without distress.
The geology of Southend is dominated by River Terrace Deposits (sand and gravel) overlying the London Clay. Near the seafront and cliffs, ground stability is a primary concern. Excavations in sandy soils can be prone to slumping, which poses a risk to the stability of the adjoining owner’s boundary walls or outbuildings.
We ensure that every party wall award in Southend includes a requirement for robust trench shoring and a detailed Schedule of Condition survey, particularly for the decorative plasterwork common in the area's older properties, has been recorded.
